    At your convenience, we will meet with you to evaluate your property and make recommendations to prepare your property to obtain the optimal monthly rental amount.

    We will coordinate the completion of any maintenance or repair items you have approved using our extensive network of qualified vendors to ensure all work is completed.

  • Determine the Optimal Monthly Rental Amount

    We will do a market analysis to determine the optimal monthly rental amount for your property.
  • Design a Targeted Marketing Program

    Your Property Manager will design a targeted marketing program to rent your property as quickly as possible.

    We will execute your targeted marking program utilizing the Internet, local newspapers, and property signs.

    We will promptly pursue all leads and inquiries and schedule showings of your property.

  • Thorough Screening of Applicants

    We will thoroughly review each prospective tenant's rental and credit history, including prior evictions. Also included will be verification of employment, stated income and current and previous landlord references

    Your Property Manager will verify your new tenant's current employment and stated income.

  • Coordinate Move-In of New Tenant

    Your Property Manager will collect the first month's rent and security deposit in the form of a cashier's check prior to your tenant's move-in.

    Your Property Manager will prepare all rental and lease agreements utilizing the most current California Apartment Association forms.

    We will meet with your new tenant and ensure all agreements have been properly executed prior to his or her move-in and perform a walk through of the premises with the tenant

  • Prompt Rental Receipt Collections and Disbursements

    Our policy is that rent is due on the first and late after midnight on the fifth.

    If rent is not promptly paid we will serve a three day notice to Pay Rent or Quit if rent has not been paid by the fifth day of each month.

    Your Property Manager will coordinate the start of unlawful detainer action to evict your tenant in the event the rent is not paid.

  • Payment of Your Monthly Expenses

    Our Accounting Department will pay all reoccurring monthly expenses on your behalf such as:

    • Property Taxes
    • Insurance
    • Home Owner's Association Dues
    • Utilities
    • Landscaping
  • Detailed Monthly Accounting Reports

    Statements and check are disbursed on the last day of the month in an easy to understand format showing income and expenses related to your property.

    A year-end accounting summary of your account and 1099s are also provided.

  • Complete Property Maintenance Services

    We provide our clients with 24-hour emergency repair services.

    We minimize the cost of repairs and maintenance using our extensive network of contractors, vendors, and handymen.

    We coordinate property reconditioning, including painting, window coverings, new carpet, and carpet cleaning.

  • Detailed Monthly Accounting Reports

    Statements and check are disbursed on the last day of the month in an easy to understand format showing income and expenses related to your property.

    A year-end accounting summary of your account and 1099s are also provided.

    We are always looking for ways to improve our business so we can provide you with the best service and manage your properties efficiently and effectively. We have invested in a new property management software called AppFolio Property Manager (www.appfolio.com) and wanted to share just a few of the benefits that we will be able to pass on to you:

    • We can respond faster and provide better service to both owners and residents.
      AppFolio is web-based so we can securely login and access information about all properties at any time and from anywhere. We can email or text owners, vendors and tenants anytime through Appfolio. All communications are date and time stamped so there is no misunderstanding regarding whether someone was contacted or not.
    • Owner statements can be delivered to your email inbox and posted to an online Owners Portal, saving time and paper too.
      The statements are very simple (see attached) and provide you with a quick snapshot of your property details for the past month. We can also include cash flow reports and work order invoices.
    • We address property maintenance issues faster.
      We use AppFolio for electronic work orders and communication with vendors so we quickly solve issues. At your request we can email you a copy of the work order and relevant information at the time of completion, giving you real-time updates. Residents can also provide feedback by submitting surveys when a job has been completed.
    • You will be paid faster and more securely.
      We are able to use the ACH functionality to deposit funds directly into your bank account.
    • We allow our residents to pay rent online:
      Funds are deposited in your bank account faster and we spend less time processing rent checks each month. Tenants can even pay rent in cash at any 7/11 convenience store.
    • We can more effectively market your properties and fill vacancies sooner.
      AppFolio allows us to quickly advertise vacancies online, posting to our website, the Internet and Craigslist.org. Through our website and a scheduling site that we belong to called Showmojo, our vacant units are distributed to over 25 rental sites on the internet.

Carmel Property Managers

Carmel-by-the-Sea, often simply called Carmel, is a city in Monterey County, California, United States, founded in 1902 and incorporated on October 31, 1916. Situated on the Monterey Peninsula, Carmel is known for its natural scenery and rich artistic history. In 1906, the San Francisco Call devoted a full page to the "artists, writers and poets at Carmel-by-the-Sea", and in 1910 it reported that 60 percent of Carmel's houses were built by citizens who were "devoting their lives to work connected to the aesthetic arts." Early City Councils were dominated by artists, and the city has had several mayors who were poets or actors, including Herbert Heron, founder of the Forest Theater, bohemian writer and actor Perry Newberry, and actor-director Clint Eastwood.

The city is known for being dog-friendly, with numerous hotels, restaurants and retail establishments admitting guests with dogs. Carmel is also known for several unusual laws, including a prohibition on wearing high-heel shoes without a permit, enacted to prevent lawsuits arising from tripping accidents caused by irregular pavement.
